Elizabeth Faulkner REALTOR®: 7 Myths of Real Estate

Myth #1: Looking for a house is the first step of the home buying process.

Starting the process by “just browsing” could be setting yourself up for heartbreak. Before you go looking for (and falling in love with) a home you need to:

  • have a realistic idea of what you can afford.
  • make sure your credit is in good shape.
  • get pre-qualified for a mortgage.
  • possibly most importantly, find a great Realtor to work with.

I can help you with that last one, I’m that great Realtor! I also have great local lender connections. Making those connections is the real first step of buying a home.

Myth #2: Buying a house requires a 20% down payment.

There are a wide variety of home loan options available to home buyers today. While some loans do indeed require a 20% down payment, others require very little money down. A good lender can explain the different types of loans to you and help you choose the one that will best fit your needs.

Faulkner Myth 2

A few loan highlights from Andrew Evans, a local lender who has helped many of my previous clients:

  • Conventional loans require as little as 3% down.
  • FHA loans require as little as 3.50% down payment.
  • VA loans are 100% financing so no down payment is required.
  • USDA loans are 100% financing so no down payment is required.

Keep in mind that the lowest interest rate isn’t always the best for your particular needs. Yes, a higher interest rate means a larger monthly payment. But it’s not that simple. What kind of loan you should consider depends on many factors.

How long do you plan to stay in the home? How much cash do you have to put down? Where is the home that you’re considering buying located?

The point is, when you’re considering buying a home, a mortgage lender should be one of the first calls you make. They will provide you with all the mortgage options available so you, as a buyer, are able to make an informed decision. And when you’re ready to speak with a mortgage lender, I know who to connect you with to help you get the right answers. Working with me means: my connections are your connections!

Myth #3: If you don’t have children, the schools don’t matter.

Unless you know with 100% certainty that you are buying your forever home, you should always take the quality of the schools into consideration. A house with good schools close by will have a greater resell value because, for many homebuyers, great schools are high on their priorities list. But good schools is far from being the ONLY important criteria when you’re shopping for a home.

Faulkner Myth 4

Here are a few of the factors to keep in mind when hunting for a home:

  • Location, location, location — This is a biggie for lots of great reasons. Is there a work location you plan to drive to regularly? A long commute to work is often a deal breaker in a home search! What else is important to you and your daily routine? Consider the distance to all the important people and places in your life when you’re house hunting. Maybe you want to be within 5 minutes of your in-laws or church. Be very specific on where you want to live when you begin your search!
  • Size matters — Is the house the right size? Even if your family could make it work for the time being, what does your future look like? Is your family growing? Unless this is a home you don’t plan to be in very long, make sure you’re hunting for a house that will fit your family in a year or two years or five years.
  • Think long term – If you expect to be in a home for many years, make sure the home functions well for your needs today and for years to come. Items on your must-have list may be things you couldn’t care less about in 3 years. For example, sending your 2 year old upstairs to play in the bonus room feels impossible right now but before you know it, that room will be invaluable! And, yes, having a master on the 2nd floor is great when kids are little. However, we are all getting older. One day you may wish you didn’t have to climb steps on repeat because your bedroom isn’t on the main level of your home.
  • The neighborhood — No matter how much you love a house, the neighborhood (or lack thereof) matters. If you have kids and want an active neighborhood full of amenities like a pool, tennis courts and playgrounds, let your Realtor know this. If you absolutely hate HOAs, you need to be sure you’re only looking at homes without a homeowners association. It won’t matter how perfect your home is if the neighborhood was never the right fit. And no one wants to go through this process all over again because they picked the wrong house the first time!

Myth #4: You don’t need a home inspection.

Even now, with mortgage interest rates on the rise, the housing market is still hot. We are seeing low levels of inventory and lots of buyers. Which means, fewer homes for buyers to choose from and more buyers to compete with. Given the market we are in, you may find your dream home and be tempted to skip inspections. Because, yes, that dream home could potentially be sold to another buyer who was indeed willing to skip the home inspection. But I urge you not to waive the home inspection, even if it means you lose out on what you thought was the perfect home. Do you really want to find out two weeks after closing on a home that the roof is leaking or there is a structural issue in the crawlspace? Take the time and spend the money for a thorough home inspection, your future self will thank you.

Myth #5: Selling your home yourself will save you money.

Selling a home is no easy task. It takes expertise, skills, and so much time. I’m not saying it’s impossible to sell a home on your own, and while upfront it may sound appealing to save some cash on real estate fees, but there is a lot to consider.

Faulkner Myth 6

Here are a few factors to think about before trying to sell a home on your own:

  • Your home needs to be in the MLS — If your home isn’t listed in the MLS, buyer’s agents may not be aware of your home. After all, the local MLS is the resource most used by buyer’s agents when hunting for a home.
  • Price your home correctly — A real estate expert is the most knowledgeable source on the local market and the best bet for pricing your home accurately. In fact, FSBO (for sale by owner) homes tend to sell for less than real estate agent assisted homes. Often times, the lower price of an FSBO house negates the savings by not hiring a Realtor.
  • Making an error could get you sued — Selling a home involves lots of paperwork and legality. Unless you’re a lawyer, a real estate agent most likely knows more about laws regarding real estate than you do. Making a mistake when selling a home FSBO can cost you greatly. Do real estate agents make mistakes? Of course! But they have professional Errors & Omissions Insurance to protect them when a mistake is made, meaning the buyer has recourse without going after the seller.

There are so many reasons to not sell a home FSBO; too many to mention here! Bottom line, buying or selling a home is most likely the biggest transaction you’ll ever make. Why would you do that without professional representation?

Myth #6: Home values listed online are accurate.

There is no shortage of online tools that will help you calculate the value of your home. But it’s important to keep in mind that pricing your home is more complicated than an online tool can calculate. Consider the pricing you see online as a ballpark based on other homes nearby. There are a whole host of things an online valuation cannot take into account. What upgrades did you just put into your home? Buyers place a lot of value on certain upgrades, like kitchens and bathrooms, but your zestimate won’t necessarily reflect that. Online home valuations are often calculated using inaccurate or outdated comps, which can also throw off the home value amount you receive.

Faulkner Myth 7

Bottom line, online home values are just estimates. Before deciding what your house may actually sell for in today’s market, you need to speak with a real estate professional. If you’re looking for the hard facts, I am happy to determine the true value of your home.

Myth #7: Real Estate works the same in every state.

Unfortunately, this is the myth I run into the most. Many homebuyers in the Upstate of South Carolina are moving here from other parts of the country. And though they may have bought or sold a home in another state, the process of buying a home in SC is often very different from their past experiences.

For example, while in South Carolina due diligence fees are only paid if a buyer backs out of a contract, in other states these fees are paid up front and non-refundable. Did you know that some states require real estate purchases to be closed by an attorney while in other states, real estate can be closed by an escrow agent or lender?

My point? Before you dive headfirst into the real estate market, get your local team of experts in place. Be sure you enlist the help of qualified professionals who are well versed in their field of expertise and can guide you through your real estate purchase in South Carolina!

Paddleboard the Saluda River for a Fun Adventure

Resident adventurist Kristina took her kids on a paddleboard tour with SUP State and tells us all about the new company and what they offer. Thanks to SUP State for inviting us on a trip down the river!

If you’re looking to get outside on the water but stay close to Greenville, we’ve got just the place. Located at the Saluda Outdoor Center, literally five miles from downtown Greenville, SUP State offers paddleboard tours right there on the Saluda River. They also have tours on the French Broad in Asheville and the Green River in Saluda, NC, just an hour from the Upstate.

I had heard of the Saluda Outdoor Center before but had never been and although I’ve paddleboarded before, I’ve never done so on a river. But I love adventures and new experiences – as do my kids – so when SUP State asked us if we wanted to go on a tour, it was a resounding ‘yes’! Plus, being outside and on water is a great way to social distance.

About SUP State

SUP State is the only paddleboarding outfitter in Greenville that does guided tours on the Saluda River. SUP stands for “stand up paddleboarding”, which means you are standing, or kneeling or sitting if you want, on a floating board a bit wider and sturdier than a surfboard and paddle along. It’s a lot of fun and something that’s easy to learn.

SUP State is run by Derrick and his wife, Candace, both paddle enthusiasts. Derrick is the expert guide who has years of outdoor experience and water safety certifications, which made me feel like I was in good hands for this new adventure.

So while the company is pretty new to Greenville, having only opened up in late 2019, Derrick and Candace bring a lot of experience to the trips.

Paddleboarding the Saluda

Our trip was below the Saluda Dam on pretty flat and calm water. You need to wear helmets, life jackets, and closed toed shoes for the trip and Derrick gives you a thorough safety lesson before you get on the board.

While I had paddleboarded before, I was totally winging it and had no idea the different kinds of strokes to use or how to make sure your core is doing the work rather than your arms. All helpful information to help make the experience even more enjoyable.

The water was moving but not swiftly and there were some tubers also enjoying the hot day. We did approach some smaller rapids, which Derrick guided us through.

The bigger rapid near the end of the trip was a little more challenging than the others. Derrick gave us all specific instructions on what to do if we fell off the board – not to try to stand up in the water but float on our backs and just let the board float away. Good thing for the instruction because I did lose my balance and tumbled into the water but remembered the lesson and just got some water up my nose!

Again, Derrick is such an expert at what he does that he had prepared us for what to do and then helped us get back on our boards and on the river. Smaller kids may find this a little scary – or fun. It’s all part of the adventure and with paddleboarding, you are probably going to go for a swim.

The water level of the river will change how the run will go as well. If the water is too low, paddleboard tours will need to be put on hold. As far the safety of the river, you can check the SC DHEC website to see if the state has issued a swimming advisory in the Saluda (as of this writing, they have not).

You can choose almost any length of time you want for the paddleboard tour, from an hour up to 3.5-4 hours.

Ages for Paddleboarding

I had my six and nine year olds with me on this trip. I paddled with my youngest daughter and Derrick had my older one on his board. They took turns standing up to paddle but kids have to be at least 12 years old to ride solo on their own board.

While everyone is required to wear a life jacket, SUP State recommends that kids be able to pass a YMCA swim test which means they can swim the length of a pool and tread water. Kids who go on the paddleboard tours with SUP State should be at least six years old. Each run may require a different minimum age though.

SUP State lets you bring water and snacks, which is awesome because it is hot and really, kids can be motivated to do almost anything for snacks.

Seasonal Fun & Costs

SUP State plans to do runs through October as long as the water level is safe for paddleboarding and the weather holds. It’s certainly hot enough here in Greenville for a longer season for water sports.

Costs per person start at $75 depending on the trip, for ages 12+ on their own board.

Paddleboard tours run spring, summer and fall but just weekends after Labor Day and into October if the weather and river level look good.

Saluda Outdoor Center

SUP State’s home base is right at the Saluda Outdoor Center, an outdoor recreation center down the road from Greenville. Currently, SUP State does the paddleboard tours and a tubing company takes tubers also out on the river. SOC has awesome tiny houses and river pods to rent – we stayed in one of their tiny houses and it was fantastic!

Museum & Gallery at Bob Jones University: Art History for All Ages

M&G, the Bob Jones Museum and Gallery, is a place to examine cultural and art history for all ages. Though M&G has been closed to the public since 2017, you can still view historic pieces of art from the gallery at various campus locations, off-campus locations, and events throughout the Upstate.

Plus, M&G still offers homeschool programs, specialized tours, and summer camps! As M&G continues to fund for a new location, we can support them through the various art history programs available.

Where to See Collections on View Throughout the BJU Campus

Though the brick-and-mortar Museum and Gallery location is no longer open at BJU, there are several places where you can view Medieval, Renaissance, Baroque, American, and religious art throughout the campus at Bob Jones University. The M&G Collection on View has pieces displayed in three campus locations, including:

  • Gustafson Fine Arts Center Atrium: Open Monday – Friday, 8 am – 5 pm
    Tours are available, Open to the public
    European Old Masters painting collection of Luther’s Journey: Experience the History
  • War Memorial Chapel: Open by appointment only
    Tours available
    The Benjamin West Collection: The Father of American Painting
  • Mack Library: Monday – Saturday, 10 am – 5 pm
    Open to the public
    Medieval and Renaissance artifacts and art pieces 

You will also find off-campus art displays from the M&G collection at First Presbyterian Church of Greenville from April 4, 2023- October 12, 2023, at the Jerry and Alice Lenz Gallery in Downtown Greenville, SC. These art pieces explore the Baroque era and include 14 paintings as part of the Ponder Anew: Baroque Masters of the Baroque exhibition. The satellite location is used to temporarily house one of the largest collections from M&G while BJU acquires a permanent location for the museum.

The gallery is open to the public on Tuesday and Thursday from 9:30 am to 1:30 pm. You can also make an appointment by emailing cfraser@firstpresgreenville.org for out-of-public hour visits.

Activities for All Ages

Does history and art make your eyes glaze over? It doesn’t have to be like that! History is rich with incredible and interesting stories and art reflects that intrigue. M&G offers Scavenger Hunts that encompass everything from the signs and symbols in the art that mean something more than meets the eye to be able to identify techniques used by the greatest artists in all of history.

For 2023, Scavenger Hunts are currently held at the Ponder Anew: Baroque Masterworks of the Museum and Gallery exhibit at the First Presbyterian Church of Greenville. You can grab it at the reception desk at First Presbyterian from April until October 12, 2023. 

M&G also offers two print-off seasonal scavenger hunts for Easter and Christmas. These hunts are for all ages and use short audio clips and videos to help the hunter find out more information about the pieces they are hunting for.   

Art Discovery Tours for Kids

There are also specialized Cultural Discovery Tours for kids so they can learn more about art history. These tours are from K – 12th grade, and groups of 10 or more are needed. Tours are free but must be requested in advance.

Currently, M&G offers on-campus and off-campus tours for three different exhibits, including Luther’s Journey: Experience the History (grades 6th – 12th), Benjamin West: The Father of American Painting (grades 3rd -12th grade), and Ponder Anew: Baroque Masterworks from the Museum and Gallery (1st – 12th grade). Homeschool groups and teachers can submit a Specialized Focus Tours form to find out more information about the exhibits.

M&G Homeschool Days

M&G at Bob Jones University offers a special program for homeschoolers for their Homeschool Days, one that caters to students ages 5 – 14 years old. Lessons are 75 minutes long and are available once per month at the Mack Building on campus.

The Homeschool Days theme for 2023/2024 is American Masters. During their visit, students will learn about American artists, while exploring various art styles, media, and artists themselves. Elementary and Middle School lessons are available, so your kid will be learning on their level. Children will be inspired to dream and imagine what impact they can have on history too!

Homeschool days for 2023/2024 include:

  • September 7 or 8, 2023
  • October 5 or 6, 2023
  • November 2 or 3, 2023
  • February 8 or 9, 2024
  • March 7 or 8, 2024
  • April 4 or 5, 2024

Homeschool Days Class Schedule

Elementary classes for children ages K5- 5th grade are on Thursdays at 10 a.m. and 2 pm or and Fridays at 10 am, noon, and 2 pm.

The Middle School lessons are for children grades 6th – 8th grade, and follow the same order of subject matters on Fridays at 10 am, noon, or 2 pm.

Registration for Homeschool Days

Registration for Homeschool Days begins in August, and you can register for the Fall 2023 classes through the Homeschool Days Fall Registration form. Registration for the second semester for Spring 2024 will open at the end of the year.

Fees are $8.50 for children and $3 for adults. Adults are not required to stay for the lesson but are asked to walk their children into the museum and pick them up after 75 minutes.

Digital Homeschool Days

If you prefer an at-home program, M&G also offers Digital Homeschool Days. These digital classes are for ages 5 – 14 years old and explore The Age of Antiquity. You must pre-register for the digital lessons and will have access to lessons on Sumer, Assyria, Babylon, Egypt, Hebrew, Greece, and Rome. 

Museum on the Move

If you are looking for a unique way to bring the museum to your classroom or homeschool co-op, then M&G has you covered! They offer art-based STEAM units, whoo hoo! If you choose the in person option, an educator will come to your classroom or group for a 30 – 60 minute lesson. Lessons meet core SC standards, so you don’t have to stress about that. 

You can also choose for grades 1st through 6th, with several lesson options available. You can find more information about the Museum on the Move program and how to register for in person and digital lessons on the M&G Museum on the Move page. 

Kids Create! Summer Camp at M&G

Every summer, M&G at Bob Jones University offers a Kids Create! Summer camp that will have your child exploring the world through art. Summer camps are available for children aged K5 – age 12. Your child will explore the fine arts, create art projects, play interactive games, learn age-appropriate material, and make new friends! Camps are typically a week long in June and are half-day.

Registration for Kids Create! Will open at the beginning of 2024 for the 2024 summer session.

Pristine Island, a Splash Park, & Cabins: Lake Hartwell at Big Water Marina

Have you been to Big Water Marina? Lake Hartwell is home to this combination aqua park, campground, restaurant, and watersport hub! It is just an hour from Greenville, SC, and has tons of family-friendly entertainment, food, water options, and even beautiful cabins. So stay for a day, a weekend, or a week! Media tickets were provided to Splash Island for this review.

I came to the Big Water Marina at Lake Hartwell for Splash Island but stayed for the relaxing island vibe and really wish I could have ended our day watching the sunset from the restaurant, J.R. Cash’s, but had to get back home – which, thankfully, was only an hour drive back to Greenville. There are some pretty intense Margaritaville vibes happening here, which truly will leave you relaxed and happy and wanting to return.

It’s not just the amazing Splash Island waterpark with a floating obstacle course that shines here. It’s the tiny cabins, the delicious cuisine at the restaurant, the hammocks on the beach, the chill pirate ship playground right next to the restaurant, and the staff that make this place so cool. I’m here to tell you all about it.

About the Big Water Marina: Lake Hartwell

The family-friendly atmosphere is immediately apparent at the marina and campground and once I met one of the owners, Trey Boggs, a fifth-generation Anderson, SC resident, who has three daughters of his own, it was easy to figure out why. He spoke my language immediately as he explained how his kids just love the aqua park so much and get so worn out while the parents chill on the beach in the sand – or join in on the fun if they want.

“If the kids aren’t having fun, they are going to whine about leaving and parents won’t have any fun either,” Trey said.

Isn’t that the truth? There’s no danger of that happening at the Big Water Marina thankfully. Trey and his brother bought the marina back in 2017 and gradually added more acreage as time went on so that today, the marina is now about 200 acres in total and an island unto itself with multiple RV slots, boat slips, Splash Island, a restaurant, and shop.

Splash Island Waterpark

Splash Island is an interlocking floating obstacle course on Lake Hartwell at the Big Water Marina. Wibit is a German company that manufactures the actual parts of the obstacle course and they are moveable to create new routes or add onto existing obstacles. This is the second Wibit course I’ve run (well, tried to run, more like slipped around) and it’s so much fun!

The course as they have it set up now is more than 80 feet long and is in deep enough water where you can safely jump off the highest obstacles and into the nice, warm water. They have monkey bars and running obstacles similar to the show, Wipeout, which I love to watch and laugh at all the people falling into the water. Now that I’ve done it myself, people are laughing at me falling into the water after failing to make it across some obstacle.

My kids had such a blast and time just flew by. We were on the course for about two hours but it didn’t even feel that long except that we were completely and utterly exhausted. That thing is a major workout! Kids need to be 46 inches tall to do it by themselves. Kids under that height can still do it but they will need to have a parent or guardian with them on the course.

There was always a staff member on the course paying close attention to the kids – and adults – running it and just making sure everyone was safe. You have to wear lifejackets to do the course as well, which are provided. Tickets are $15/hour or $25/two hours. Splash Island is opening the weekend of May 18th, 2024 for the season.

The Beach & Other Water Rentals

There’s a good size beach with sand at Big Water Marina in front of Splash Island. And they have chairs and hammocks and strung lights and picnic tables and I never wanted to leave. It was so relaxing. You don’t need to be doing the water obstacle course in order to use the beach and there is no charge to park or to be admitted to the sandy space on the lake. Pets can be there but they must be leashed and owners must clean up after them.

Big Water Marina at Lake Hartwell also rents paddleboards, kayaks, hydrobikes, and pontoon boats. I didn’t know what a hydrobike was and the good people at the marina let me try one. They are fun! You basically just work it like you’re riding a bike, super easy but also a little tiring. You have to wear a lifejacket and kids ages 8+ who can reach the pedals can ride one. They are $25/hour but also are available for day and weekly rentals.

If a hydrobike isn’t up your alley, give a paddleboard or a kayak a try. I personally love paddleboarding and find it to be an excellent water activity.

Pontoon boat rentals, which can fit up to 13 people, start at $350 for a half day (four hours). You can rent by half day, full day, sunset cruise, or a weekly rental.

Tiny Cabins

I have a thing for tiny houses. My dream is to live in one somewhere in the woods and read all the books I want. But until I can do that, I’m always on the hunt for awesome tiny cabins to stay in and I’ve finally found the perfect – and I mean, perfect – one at the Big Water Marina campground.

I got a tour of a one bedroom tiny cabin with a double loft (so a loft on both sides of the house), full kitchen, living area, bathroom, and porch and I want it so bad. I wanted to take that little cabin with me to my non-existent plot of land in a forest somewhere. It was so cute and beautiful and decorated with a rustic minimalism. There are ladders that lead to each loft that kids would just love and the master bedroom was gorgeous. They face west so you’ll get to enjoy a glass of wine on the porch and watch a stunning sunset. Trey tells me the sunsets there rival those of Key West. I’m gonna need to test that out.

There are one bedroom and two bedroom cabins. The one bedroom ones can fit a family of six and the two bedroom cabins can fit up to seven people. Cabins can generally fit between four and seven people comfortably. If a weekend getaway is on your mind or a quick summer family trip, this is the place. You’re saving on gas, you have the water and beach for activities, a restaurant to eat at or a kitchen in your cabin to cook in, and Splash Island to wear the kids out at. Prices vary for the different cabins and seasons.

J.R. Cash’s Grill & Bar

The restaurant on site at the marina, J.R. Cash’s Grill & Bar, has some Margaritaville vibes going on, complete with open air dining overlooking the lake, teal chairs, and strung lights. The food is upscale bar food with burgers, fish platters, chicken tenders, and shrimp, plus a creative cocktail menu.

On the suggestion of one of the staff members down at Splash Island, we got an order of the Chicken Tenders and oh my gosh, these chicken tenders were the most tender, flavorful and light chicken tenders I’ve ever had. The honey mustard sauce was really good as well. I may have to go back to this place just for these chicken tenders. We also tried a burger, which was super tasty. But oh, those chicken tenders.

Besides the chicken tenders at J.R. Cash’s, the pirate ship playground really made this place stand out. There is a legit pirate ship that has slides, swinging rings, rope ladders, and even a covered bow. So cool. My kids really loved this and once again, Big Water Marina proved they know what parents want when going out to dinner – a place for the kids to play and them to enjoy their drinks and food. The play area also had a hammock and tire swing for the bigger kids.

Honest Mom Review of Big Water Marina

I’ve been to a lot of neat places in our area but really, really loved this one for a few reasons. I felt that the owners thoughtfully took into consideration the needs of families to have quality time together in a fun and safe environment without having to even leave if they were staying at the campground. Everything they need is right there and it’s set up for maximum enjoyment. I was also so impressed by the staff members. They were attentive and kind and interacted with my kids and were just cool people. You could tell they liked being there.

I think the biggest shocker for me was that this place was only an hour away from Greenville. An hour! This is easily a day trip or a weekend trip if I can snag one of those tiny homes. I can’t wait to see what Trey and his family does next at the Big Water Marina.

Tips on Visiting the Big Water Marina: Lake Hartwell

There are a few important things to note if you want to visit the marina and Splash Island.

  • Splash Island is open Friday-Sunday until Memorial Day Weekend and then Thursday-Sunday during the summer so don’t go on Monday and except to achieve all your Wipeout dreams. Check the schedule before you go. They are open 10 am – 6 pm. The management has been turned over since we went so the experience may be a little different.
  • Purchase your tickets online to ensure your spot at Splash Island. They do take walk-ins as well. The cost for an hour is $15 and for two hours is $25.
  • Height and age restrictions: You have have to be 7 or older OR at least 42″ tall.
  • J.R. Cash’s restaurant is open Thursday-Sunday as well and they don’t open until 3 pm on Thursday so just plan accordingly. We went to Splash Island first and then to eat and it worked out great since we were so hungry after doing the floating obstacle course.
  • You can bring chairs, tents, and coolers to the beach. There’s no admission or parking charge.
  • Bring water and a change of clothes. I hate driving around in a wet bathing suit and it’s hot so you really need to make sure you’re hydrated.
  • Restrooms and showers are available near the restaurant for the public to use.
